Main Street Greenville and five downtown banks (Planters, Regions, Trustmark, Delta Southern and Guaranty) created a low-interest loan pool to spur commercial renovation and housing conversion in the designated Downtown area. The loan offers a floating rate of 1% below the New York Prime. The funds may be used for façade improvements, interior renovations and development of second-story housing. Loan amounts may range from $2,500.00 to $75,000.00, depending on the investment.

Main Street Greenville provides financial incentives for downtown property owners and occupants to make exterior improvements to existing downtown properties. The Program is a reimbursement program. The grant is not a loan and does not have to be re-paid. Main Street Greenville will match the property owner’s or occupant’s investment $1 for $1 up to $1,000.00.

This program is designed to stimulate growth and redevelopment in downtown by alleviating increased taxes due to property improvements. The reappraisal freeze of property taxes, after improvements, may be granted for a period of up to seven years, depending on the investment. The minimum project investment must be $5,000.00.
